US giant Verizon inks deal for 84,300sq ft of office space at 1BQ in Limerick City
Verizon Communications signs long-term lease in newly developed building at Bishop’s Quay on city’s waterfront
Verizon Communications, a global leader in enterprise and consumer communications and technology services, has committed to a 15-year lease for 84,334 sq ft (7,835 sq m) at the newly developed 1BQ office scheme in Limerick City. The agreed rent is approximately €40 per sq ft, making this a significant move for the company in Ireland.
Developed by Kirkland Investments, 1BQ boasts a prime waterfront location overlooking the River Shannon at Bishop’s Quay in the heart of Limerick. The eight-storey office building is designed with sustainability and digital connectivity in mind, aiming for LEED Gold and WiredScore Platinum certifications, alongside a high-efficiency Ber rating of A3. In addition to the office space, the development features ground-floor commercial units and residential apartments, with retail spaces still available to let.
A spokesperson for Kirkland Investments commented: “Verizon’s decision to establish their newest centre of excellence at 1BQ is a tremendous endorsement for Limerick. This move not only boosts the city’s economic landscape but reinforces our vision of creating a space tailored for global occupiers. Limerick Hurling Stars Turn the Sod at Kirkland Investments’ New Medical Services Building in Towlerton, Ballysimon
Limerick Hurlers, Declan Hannon and Darragh O’Donovan today turned the sod at Kirkland Investments’ latest project, a new Medical Services Building in Towlerton, Ballysimon, Co. Limerick.
This new building will be a five story Clinical Service Hub leased by Bon Secours Health System and Alliance Medical Diagnostic Imaging Ltd. The building is adjacent to the new Bon Secours Hospital Limerick, currently under-construction, which is opening in early 2025, and will form part of the overall service offering for the region.

The ground floor will contain outpatient radiology services provided by Bon Secours Diagnostic Imaging, a joint venture between Bon Secours Health System and Alliance Medical Diagnostic Imaging. This comprehensive radiology service will include MRI, CT, X-Ray, Dexa, Ultrasound and for the first time in the region, PET CT scanning. PET scans are used in the diagnosis and treatment of many diseases. The most common use is in the detection of cancer and the evaluation of cancer treatment, with more recent applications in the area of Neuroimaging and the diagnosis of Alzheimer’s disease.
The remaining floors will contain outpatient Clinical Measurement Diagnostics in the areas of Cardiology, Vascular and Neurology and Consultant Consulting Rooms associated with the new Bon Secours Limerick Hospital.

We are excited to be partnering with Alliance Medical on this new joint venture. This new building will enable us to offer state of the art diagnostics to our outpatients in a location that is adjacent, but separate, to our main hospital, improving ease of access for patients. Cardiology services will form a strong component of the new hospital and the combination of this hub and the state-of-the-art services available within the new hospital will provide the full Cardiology patient experience.”
The building is scheduled for completion in Q1 2025.

Mayor of Limerick turns sod on new Lidl store
GROUND has been broken at Lidl’s newest store in Limerick, with Mayor John Moran on hand this past week to turn the first sod.
Lidl is currently building its latest store in Towlerton, Ballysimon, which will mark Limerick’s sixth outlet by the German retailer.
30 jobs will be created by the new store, with up to 100 construction jobs being supported throughout the store’s construction.
Planning permission was granted by Limerick City and County Council for a mixed-use development at the new suburb in Towlerton, which will see the new Lidl store built, as well as commercial, residential and office space.
Limerick Educate Together School was opened in the new suburb last year, and the new Bon Secours hospital is currently also under construction.

Taoiseach turns sod on new €190m Bon Secours hospital Limerick
The Taoiseach, Leo Varadkar, has welcomed the development of a new €190m Bon Secours hospital in Ballysimon, Limerick, to be opened in 2025, which will create 250 new jobs and greatly expand services offered to all patients in the mid-west.
Part of a wider €300m national investment by Bon Secours Health System in line with its 2025 strategic plan, the Limerick hospital, being delivered by John Sisk & Son, expects to be able to treat more than 50,000 patients annually through a wide range of services and technologically advanced care offered by the new facilities.

Turning the sod for the development in Limerick, the Taoiseach said, “This is an extremely welcome healthcare development for the Limerick and mid-west region. In addition to creating 250 new high-skilled jobs, 150 additional hospital beds are being provided to add to the 96 new beds being provided at UHL. It will greatly expand the quality of health services on offer to people living and working in the mid-west. This hospital will be used by private patients who are insured and public patients funded by the government. I am confident that there can be good cooperation and integration of all healthcare in the region; public, private, hospital and community, as envisaged by the Sláintecare Plan. Bon Secours Health System’s sustained investment in world-class care and facilities is a testament to its continued commitment to technologically advanced healthcare innovation and excellence. Key features of the new facility will include:
– 75 inpatient beds (all single en-suite rooms)
– Four-bed special observation Unit (single en-suite rooms)
– 20 endoscopy recovery bays and three procedure rooms
– 20-bay day surgical unit
– Radiology department
– Four operating theatres
– 10-bay medical assessment unit
– Dedicated ophthalmology unit
– Pre-assessment unit
– Minor operation rooms
This hospital is being built on a sustainable site with access to public transport, provision for EV parking and facilities for cyclists. To save energy and to be aware of climate change, the buildings will be equipped with heat pump technology for heating and cooling, green roof technology and natural daylight and ventilation will be used where appropriate.
Last year, Bon Secours Health System announced a €300mi national investment in its services as part of a new strategy, Resilience, Reliability and Readiness – The 2025 Plan, which includes new capital projects, state-of-the-art equipment, IT infrastructure, and the creation of 450 new jobs across the country. As well as its new hospital plans for Limerick, Bon Secours has recently opened new €10m operating theatres in Cork. A €16m new day ward and oncology unit in Dublin are set to open in June, with Bon Secours Tralee also planning to open a new €10m medical assessment unit and surgical day ward in 2024.
